The Challenge
The developer was converting a heritage building in Riyadh's diplomatic quarter into a 120-suite boutique hotel. The project demanded materials that balanced luxury aesthetics with the durability required for commercial hospitality use — all within a compressed 4-month fit-out timeline.
Key challenges included sourcing large-format marble slabs for the lobby with consistent veining across 400 sqm, fire-rated interior doors compliant with Saudi civil defense requirements, and commercial-grade flooring that could withstand heavy foot traffic while maintaining a premium look.
